Standard Package Includes
Additional rooms available. Custom packages for larger homes. A complimentary walk-through is included before every vacant stage.
Please Note
The Process
Schedule
Call or text us with the property address, gate or door code, seller's email, and a preferred date for us to preview. We recommend scheduling 1–2 weeks before the home will be ready. Your presence is not required.
Walk Through
We'll do a quick walk-through free of charge to assess furniture needs, take measurements, and snap a few reference photos for our use only. Fast and efficient — typically 10–20 minutes.
Proposal
After viewing the property, we'll put together 1–2 staging options and send them to the seller for approval. Once approved, we send a contract and invoice — both required to secure the staging day.
Staging
Please ensure all contractors are finished and the property has been professionally cleaned before staging day. We're the final step before photos. We'll complete setup, lock up, and text you to confirm the home is ready.
Duration
We'll send a reminder as the contract end date approaches. If the property hasn't sold, we highly recommend keeping it staged at least through the option period.
Wrap-up
Let us know a de-stage date and we'll take care of the rest — pack up, sweep up, lock up, and send a text to confirm the home is cleared and ready for its new owners.
For Lived-In Homes — Step One
Jackie spends up to 2 hours in your home providing personalized, room-by-room recommendations and hands-on guidance. No written report — just clear, actionable direction you can act on immediately.
Travel fee may apply outside service area
What to Expect
Schedule
Call or text us with the property address, seller's email, and a preferred date to meet. You're welcome to attend the appointment or simply leave it to us — whichever works best for you.
Staging Booklet
We'll sit at the kitchen table with the sellers and walk through our Occupied Staging Booklet together — a helpful guide they keep, filled with tips on repairs, packing, paint colors, art placement, pillow arrangement, and a Showing Day Checklist.
Walk Through
After the booklet review, Jackie walks the home with the seller — inside and out — giving clear, personalized instructions on what to pack, keep, and rearrange based on what was just reviewed.

We can send shopping links or suggestions for things you may want to purchase — bedding, towels, pillows, greenery, and more.

Optional Add-On After Consultation
After the consultation, you can either implement the recommendations yourself — or have Jackie return for a hands-on Styling Day to complete them for you. Includes accessory, artwork, and décor rentals for an additional fee.
Styling Day Pricing
We work quickly — most homes fall within the 4-hour range or less. Up to 7 hours available depending on your needs. We will not move large furniture; any major rearranging should be done before Styling Day.
